Winter Preparation Checklist
Inside:
- Reverse Ceiling Fans (They should rotate Clockwise)
- Block Leaks around Windows and Doors
- Replace or install weather stripping under entry doors and around windows
- Caulk inside and out, where necessary
- Replace Batteries in Smoke and Carbon Monoxide Detectors
- Use a window insulator kit
- Wrap Pipes and Insulate Water Heater
- Insulate Attic
- Replace Furnace Filters
- Inspect Fireplaces, Wood Stoves and Chimneys
Outside:
- Rake Leaves
- Trim tree branches and clear brush
- Clean the gutters and the roof
- Drain hoses and blow out/drain sprinkler systems
- Clean leaves, dirt, pine needles and other debris from between boards of wooden decks and around the foundation of your home
- This thwarts mold and mildew growth

Eric became our realtor 22 years ago when he helped us purchase our first home. In the past 6 months he has helped us sell our home and purchase a new one. Over a 6 month period Eric and I looked at countless homes. One of the things that impressed me about Eric was his knowledge and experience. In each home we looked at he would explain things to me like the radon systems, sump pumps, age of HVAC systems and anything that I would need to know about the given neighborhood. He has very strong knowledge of Northern Colorado and the home buying process. He answered all of my questions with great detail. Eric is also a very honest person. Eric was a tremendous asset throughout the home buying process. As someone who was (still is) new to this, it was nice to know that I had someone in my corner who had my back at every step of the way. I had a couple of deals fall through for one reason or another and it was nice to see that he genuinely cared as much as I did. His responses were always timely and thoughtful as well. As a first time home buyer, I know I had the proverbial "deer in the headlights" look more than just a few times. Eric thought nothing of it and took the time to explain what certain terms meant, things to look for that I easily bypassed the first couple of times when looking at a property, and answered all my questions no matter how insecure I felt about asking them. Finally, and most importantly, he was on my side... ALWAYS! The pros and cons were always explained to me thoroughly. When one deal fell through, I think he was more upset than I was initially. My wife and I worked with Eric both to purchase our first home in 2019, and to sell that home when we moved out of state for my wife's grad school in fall of 2022. If we could have, we'd have taken him with us to buy our new house out of state (that said, he did talk to a few agents in our new area and gave us a recommendation, and he was spot on - our new agent has also been wonderful to work with!). Being first time home buyers, we were pretty nervous when we first started working with Eric. But he really quickly put us at ease. He sat with us and discussed both the overall process before we began, then made sure to walk us through every step of the way. His experience allowed him to talk through different situations we might see as buyers and then sellers, and to give us a lot of information which helped us feel comfortable making decisions throughout the process. We sold toward the end of the third year of the covid pandemic (a pretty unprecedented event in everyone's lives!).
